1. Acceptance of Terms

Foreclosure Data Hub (“we”, “us”, or “our”) provides access to foreclosure, auction, and bank-owned property intelligence through our web application and related services (collectively, the “Service”). By creating an account, purchasing a subscription, or otherwise accessing the Service, you agree to these Terms of Service (“Terms”).

If you do not agree to these Terms, you may not access or use the Service.

2. Eligibility & Account Security

You must be at least 18 years old and legally able to enter into contracts to use the Service. You are responsible for maintaining the confidentiality of your account credentials and for all activities that occur under your account.

  • Notify us immediately of any unauthorized use of your account.
  • Ensure that the information you provide is accurate, current, and complete.
  • Do not share your login credentials or allow others to access the Service using your account.

3. Subscription, Billing & Renewals

Access to the Service requires a paid subscription unless otherwise noted. Subscription plans, billing cadences, and pricing are described during checkout and may change with prior notice.

  • All fees are quoted and payable in U.S. dollars.
  • Subscriptions renew automatically at the end of each billing period unless you cancel before renewal.
  • You may cancel at any time, and your access will continue through the end of the current billing period.
  • We reserve the right to suspend or terminate access for unpaid invoices or chargebacks.

4. Use of Data & Service License

We grant you a limited, non-exclusive, non-transferable license to access and use the Service for your internal business purposes. Except as expressly authorized, you may not reproduce, distribute, resell, or publicly display data obtained from the Service.

  • You may export data for your internal analysis, CRM workflows, or client reports.
  • Bulk resale, redistribution, or providing automated access to third parties is prohibited.
  • Scraping, reverse engineering, or circumventing technical protections is not allowed.

5. Data Accuracy & Disclaimers

We aggregate data from public records, partner feeds, and proprietary enrichment sources. While we strive to maintain accurate and timely information, the Service is provided “as is” without warranties of any kind, express or implied.

  • We do not guarantee completeness, accuracy, or suitability for any particular purpose.
  • You are responsible for independently verifying property details and auction outcomes.
  • We are not liable for decisions made based on data obtained through the Service.

6. Intellectual Property

All content, software, and trademarks on the Service are owned by Foreclosure Data Hub or its licensors. You may not copy, modify, or create derivative works from the Service without our prior written permission.

7. Confidentiality & Privacy

Any non-public information provided through the Service should be treated as confidential. Our handling of personal information is described in our Privacy Policy.

8. Termination

We may suspend or terminate your access to the Service for violations of these Terms or for behavior that threatens the integrity of the platform. Upon termination, all licenses granted to you will immediately cease.

9. Limitation of Liability

To the maximum extent permitted by law, Foreclosure Data Hub and its affiliates will not be liable for any indirect, incidental, special, consequential, or punitive damages, or for any loss of profits or revenues, whether incurred directly or indirectly.

10. Governing Law & Disputes

These Terms are governed by the laws of the State of Delaware, without regard to its conflict of laws principles. Any disputes arising out of or relating to the Service will be resolved in the federal or state courts located in Wilmington, Delaware, and you consent to the jurisdiction of those courts.

11. Changes to These Terms

We may update these Terms from time to time. When we do, we will revise the “Last updated” date below and, where appropriate, provide additional notice. Your continued use of the Service after changes become effective constitutes acceptance of the revised Terms.
