Rights
Every tier grants the same rights
Tiers differ by request volume only, so there is no permissions matrix to decode. If you hold a license, all of this is yours.
- Display to your paying customers
- Surface records inside a product you sell, at any subscriber count. We do not meter or audit your end users.
- Store and cache without expiry
- Keep records in your own database for as long as you want. There is no purge obligation and no cache window.
- Enrich and transform
- Append your own valuation, ownership, or contact data, and reshape the records however your product needs.
- Export and redistribute
- Let your users export, and pass records downstream to your own customers. No row caps on your end users.
- Your brand, not ours
- No attribution requirement at any tier. Present the data entirely as part of your own product.
- Charge whatever you want
- Your pricing is yours. We take no revenue share and place no floor or ceiling on what you charge.
The one limit
You may not resell raw API access itself, meaning reselling our endpoints as a competing data API. Everything you build on top of the data is yours.

FAQ
Licensing questions
The full standard terms are published, so you can evaluate the arrangement before a call rather than after one.
Read the license termsWhere does the data come from?
We aggregate foreclosure, auction, and bank-owned property records from public sources across the United States, then normalize them into a single consistent schema so you integrate once rather than per source.
Do you charge per end user?
No. Licensing is priced on API request volume alone. You can serve as many customers as you like within your volume band, and we do not meter or audit your end users.
Can we store the records in our own database?
Yes. You may cache and store records for as long as you need, with no purge obligation. There is no cache expiry window on any tier.
Do we have to credit Foreclosure Data Hub?
No. There is no attribution requirement at any tier. You can present the data entirely as part of your own product under your own brand.
Is there a trial before we commit?
Yes. Every prospective licensee gets a 7-day trial key with a 500-call allowance, so you can build and validate a real integration before paying anything.
What is the minimum commitment?
There is none. Licensing bills month to month and you can cancel at any time. Tiers with a one-time setup fee charge it once on your first invoice, not again on renewal.
What happens if we hit our monthly quota?
The quota is a hard ceiling; there is no surprise overage billing. We email you at 80% and 100% so you are never cut off unwarned, and moving up a tier takes effect immediately.
What happens to data we already pulled if we cancel?
It stays yours. There is no purge obligation, so records you retrieved during an active subscription remain in your systems. What ends is your ability to make further API calls and receive updates.
How many records can we get per request?
Up to 25 per page, across every tier and every API key including trials. Higher volume is handled by pagination and your monthly call quota rather than by larger pages.
What are the coverage limits?
Coverage is nationwide but deepest in roughly 24 states, led by Texas and Georgia. We confirm fit against your specific target markets during the scoping call, before you commit.
