Commercial Data License Terms
A plain-language summary of what a commercial license permits, what it costs you in obligations, and what we do and do not warrant.

1. What this document is
This is a plain-language summary of the standard terms in our Commercial Data License Agreement. It is published so you can evaluate the arrangement before a call rather than after one.
It is a summary, not the contract. The executed agreement governs, and we will send the full document during the licensing process.
2. What the license grants
A licensee receives a non-exclusive, worldwide right to use the licensed data inside its own products and services for the duration of the term.
- Display records to your customers, at any number of end users. We do not meter or audit your user base.
- Store and cache records in your own systems, with no purge obligation and no cache expiry window.
- Enrich, transform, and reshape records with your own or third-party data.
- Allow your end users to export records, with no row caps imposed by us.
- Present the data under your own brand. There is no attribution requirement at any tier.
- Set your own pricing. We take no revenue share.
3. The one restriction
You may not resell raw API access itself, meaning reselling our endpoints as a competing data API. Everything you build on top of the data is yours.
In practice this means you can build any product you like on top of the data. What you cannot do is stand up a competing foreclosure data API that simply proxies ours.
4. Volume, not seats
Licenses are priced and enforced on API request volume. Each tier carries a monthly call quota and a per-minute ceiling, both enforced by the API itself.
Every API key returns up to 25 records per page. This is a platform-wide constant, not a commercial lever: it is identical for licensed keys, standard subscription keys, and trial keys. Higher throughput comes from your call quota, not from larger pages.
- Exceeding your per-minute ceiling returns HTTP 429 with standard rate-limit headers.
- Your monthly quota is a hard ceiling. There is no overage billing, so requests beyond it are refused until the quota resets rather than silently generating a bill.
- We email you at 80% and 100% of quota, so you are never cut off without warning. If you are consistently near the ceiling, move up a tier.
- Quota consumption is visible in real time via response headers and your dashboard.
- Quotas reset at the start of each calendar month, UTC.
5. Term, renewal, and termination
There is no minimum term. Licenses bill month to month and you may cancel at any time, effective at the end of the period you have already paid for.
Where a tier carries a one-time integration fee, it is charged once on your first invoice and is not repeated on renewal. It is not refundable on cancellation.
Because there is no cache expiry obligation, data you retrieved while your subscription was active remains yours to keep after cancellation. What ends is your right to make further API calls and to receive updates.
6. Evaluation access
Prospective licensees receive a 7-day trial key with a 500-call allowance. The trial exists so you can validate a real integration against real data before you pay anything.
Trial keys carry the same page size and endpoint surface as production keys, at reduced volume. Trial data is for evaluation only and may not be used in a live commercial product until a paid subscription is active.
7. Data accuracy and warranties
The data is compiled from public records and is provided as-is. We do not warrant its completeness, accuracy, or fitness for a particular purpose, and we do not warrant any rights in the underlying public records themselves.
Coverage varies by state and county, and can change as sources change. We will notify licensees of material coverage changes, and Growth and Scale tiers receive proactive feed-outage notifications.
- You are responsible for independently verifying property details before your users act on them.
- You are responsible for your own relationship with your end users, including your own terms and disclosures.
- Our liability is capped at the fees paid in the trailing twelve months.
8. Support and availability
All tiers receive email support. Growth and Scale add a named point of contact, priority notification of feed outages, and a periodic coverage review.
We do not currently publish a contractual uptime SLA. If your integration requires one, raise it during scoping and we will discuss what we can commit to.
9. Relationship to the standard Terms of Service
Our standard Terms of Service permit internal business use only and expressly prohibit redistribution. A Commercial Data License is the written exception to that prohibition.
Where the two documents conflict, the executed license agreement controls for licensed use.
